UNITY FARM has been owned by the House Family since 1947. At first it was a Dairy Farm, over the years one half has grown into Holiday Resort Unity, offering superb value for money. The other half is now an 18 hole Golf Course, Swimming Pool Complex, Fun Park, Shops, Bars and Cabaret Venue and Restaurants at the adjoining Brean Leisure Park.

What does the caravan price include?
The prices include delivery from the manufacturer, water, 16 amp electric and sewer connections, chaining down on a concrete hard standing, fridge, step, loan gas bottle and bulbs. In fact everything you need to get you started.

What security of tenure do I have?
Unity Farm offers you a formal written agreement as issued by the British Holiday and Holiday Parks Association which is endorsed by the Government’s Office of Fair Trading. This provides security of tenure for the caravan. We will be pleased to carefully go through our agreement with you.

What happens if I want to sell my caravan?
This is easily arranged and is covered in the formal agreement. Caravan owners can sell their caravan privately and the new owner pays a commission/transfer fee of 15% + vat to Unity Farm. Caravans sold under Unity Farm Sales Agency pay an additional 2.5% + vat. The price on Unity Farm sales sheet includes all commissions payable. Alternatively you can take your caravan away, part exchange for a new model or Unity Farm could purchase the caravan.

How long can my caravan stay at the park?
This is an important question to ask, as is the previous selling question. The written agreement gives a 15 year licence. Ten feet wide caravans can be sold on the park up to the tenth year and twelve feet wide up to the twelfth year. The maximum life of a caravan is 15 years.

When can I use my caravan?
The park is normally open for holiday use only from the 3rd Friday in February to 3rd Sunday in November. Extended season licence holders can use their holiday home up to January 2nd for weekends only (Excluding Christmas and New Year). All new owners are on the Annual Maintenance Contract. This provides for the drain down of your caravan to prevent frost damage, the reconnection in the spring and the annual gas soundness check. Unity Farm issue up to 3 Car Passes and 8 individual Owners Passes with a photograph for each caravan. Additional visitors pay a registration fee.

What options are available for paying my fees?
There are 2 different ways to pay:
Lump sum option - one payment in advance for the total expected fees less £50 discount.
Monthly scheme. – Direct Debit
Some charges are compulsory after purchase of the caravan, pitch fees, rates, insurance, annual maintenance and security system rental (if applicable).

What rules do you have?
Yes, there are normal rules which anyone would expect. Copies of the rules are available. These also explain that wooden palisade fences around your caravan and one shed of metal construction are permissible, but the owner would then be responsible for cutting the grass. Existing fences and sheds not complying with the new ruling need to be changed by Easter 2007.

Do you part exchange or finance?
Your existing Tourer or Holiday Home(s) can be part exchanged and finance can be arranged. A deposit of at least 10% is preferred. Please ask for details.

Can I sublet my caravan?
Yes, you are welcome to sublet your caravan up to its twelfth year subject to completing a sub letting agreement whereby the caravan and its equipment must meet the standards of South West Tourism and Health & Safety. Our reception staff will be pleased to help you by handing out keys to authorised people. Alternatively if your caravan is under ten years old, Unity Farm will let and supervise your caravan for you for a commission of 20% and a cleaning charge of £20. A nightly registration charge of £3 person per night is payable for people using your caravan who do not live with you. This entitles them to free entertainment in the bars, children entertainment and activities, swimming and discount on green fees.
