A new age of luxury holiday lodges are available for sale in Somerset, following the opening of Brean Country Club at the beginning of 2019.

Unlike anything else available in Brean Sands, these lodges come with a multitude of added extras that make them the perfect option to buy a “home from home” to use as a holiday lodge.  Well thought out in the design, they offer open-plan space, a choice of two or three bedrooms and some models even offer a separate hallway and utility, such as The Harrogate, ideal for families and if you have a sandy dog following a walk on the beach!

The buying process for your Somerset Lodge is much the same as buying a static caravan at our sister resort, Holiday Resort Unity, however, Brean Sands lodges come with year-round holiday use (there is no closed season) and a 35-year site licence.

In a gated development with 24-hour security, all lodges come fully furnished with fully fitted appliances, decking, parking space, free individual wifi connection, central heating and double glazing, and connection to all mains services.

Living Space

The first thing to think about is what you need in terms of space, both living space and how many bedrooms you may need. The Abi Harrogate,  The Clearwater and The Regal Wyndham (are both three-bed models ideal if you have a family, or if you would like additional space for friends and family to come and stay. These are also popular options should you wish to consider letting out your Brean Sands holiday lodge to help cover the annual costs.

There are also a wide selection of two-bed models available which still offer the benefits of spacious open plan living, fitted appliances, a mast en-suite in addition to a family bathroom.

Secondly, think about your plot.  Some models are pre-sited, but there is an option with some holiday lodges to choose your plot.  There are premium lakeside plots available, plots with views across Brean Golf Club’s fairways, and some that are a little closer to all the facilities at Holiday Resort Unity.


In addition to the cost of the holiday lodge, which ranges from £140,000 to £180,000 on average depending which model you choose, you must also take into consideration the annual fees that come with buying a holiday lodge, so it is important to factor these costs in when budgeting.  In addition to the price of your Brean Sands lodge, approximate annual costs are:

  • The Meadows Park fees £5,950 (inclusive of VAT) per year
  • The Fairways & The Lakes £6,450 (inclusive of VAT) per year
  • LPG gas LPG is piped to each lodge & metered, cost is representative of usage. Meters are ready every quarter
  • Electricity Again this is metered & cost is representative of usage. Meters are read every quarter
  • Insurance “New for old” policy is required, you would expect to pay approx. £450 per year
  • Non-domestic rates £465 per year (approx.)
  • Water £90 per year (inclusive of VAT)
  • Sewerage £65 per year
  • Alarm System £255.32


With any holiday lodges for sale in Somerset, or anywhere in the UK, you are unable to get a mortgage for your Brean Sands lodge as they are not a permanent place of residence, so are sold with a licence as appose to a lease. However, we can assist with offering finance packages from as little as a 35% cash deposit with terms of up to 10 years (subject to status, written terms available on request).

A holiday lodge, in the same way as a static caravan, is not a financial investment, and it will decrease in value over time.  However, should you choose to rent out your holiday lodge, you can do so for as few or as many weeks a year as you choose which can help cover, or at least go towards, covering the annual costs, and even offset some of the original cost of the holiday lodge, depending on how much of the year you rent it for. There is also an option, subject to availability, of parting exchanging an existing static caravan you own on Holiday Resort Unity or a touring caravan.

Moving In

We can normally complete all the necessary commissioning works to ready to hand over the keys to your lodge within two weeks, subject of course to all finances being in place. In some circumstances, it can take a little longer, and where no finance is required, you could be in within a week.
